To return to Redevelopment Districts, click here.Airport Industrial District Airport/Carillon District Gandy/I-275 District Airport Industrial District ![]() District Type: Employment District Assets: Major transportation facilities running through the district include Roosevelt Boulevard, Ulmerton Road, 118th Avenue, 49th Street, and U.S. 19. The St. Petersburg-Clearwater International Airport lies directly adjacent to the northeast. The county-owned Airport Business Center, a 42 acre office/industrial park equipped with high-speed Internet access and fiber optics technology, is a federally designated Foreign Trade Zone (FTZ), in which duties are waived for many imported and exported goods and materials. Land Use: Most parcels are designated for industrial use. Public Investments: FDOT is constructing intersection improvements at Roosevelt Boulevard and 49th Street, and plans to expand Ulmerton Road from four to six lanes. The adjacent St. Petersburg-Clearwater International Airport plans to extend a runway and rebuild its terminal. The county's proposed Progress Energy Trail would extend about three miles into the district. It is located south of Ulmerton Road, west of I-275, north of 110th Avenue, and east of 44th Street. A node that includes the Airco Golf Course extends northward beyond Ulmerton Road. See map. District Type: Employment District Assets: Major transportation facilities running through the district include Roosevelt Boulevard, Ulmerton Road, and I-275, with the St. Petersburg-Clearwater International Airport lying directly adjacent to the northwest. Land Use: Over three quarters of the land is designated for industrial use. It features the Carillon business park, a unique mixed-use development that includes several major office and industrial employers as well as multifamily housing, a grocery store, restaurants, and shops. Public Investments: A portion of Roosevelt Boulevard has recently been expanded with new traffic lanes, and the Pinellas County Metropolitan Planning Organization plans additional improvements. Several bus routes have been expanded or added, including a new premium service between mid-Pinellas County and Tampa, along Ulmerton Road and I-275. The proposed Progress Energy Trail would extend about 3.5 miles into the area. In addition, the county is considering relocating the publicly-owned Airco Golf Course and converting the land to a Class A business park, possibly to include support facilities for the St. Petersburg-Clearwater International Airport. The St. Petersburg-Clearwater International Airport lies minutes to the northwest. Land Use: Approximately seventy percent of the district is designated industrial, with a number of commercial, office, and multifamily residential properties. Vacant properties remain in the district, and there is significant potential for redevelopment. Public Investments: Ongoing public investments include a planned roadway connector linking Roosevelt Boulevard with I-275. Portions of I-275 were recently expanded to eight lanes. The proposed Progress Energy Trail would extend about 2.5 miles into the area. FDOT plans to implement an Intelligent Transportation System (ITS) on I-275 and Gandy, as part of its overall Freeway Management System (FMS).
